The development is proposed within MEPC’s managed Business Park - Milton Park, which sits within the Science Vale UK Enterprise Zone in Oxfordshire. The proposal has been developed as part of MEPC’s 2040 Vision for the park, which aims to encourage, nurture and support science, technology and engineering companies by providing suitable research and development space.

The scheme consists of seven ‘Tech Boxes’, each with a self-contained entrance and welfare provision, warehouse, and office accommodation. The first floor mezzanine office areas are to be fitted out to Cat A, with the warehouse area being provided as shell and core. The building entrance and core will be delivered to a high quality, fully-fitted finish. The units will be provided within three separate buildings, separated from the adjacent road network by a generous landscape buffer. The buildings have been orientated so that the office views address the key frontages, with full height glazing to these areas to make best use of these views and provide high levels of natural light. Vehicle and servicing movements will be focused at the centre of the site, with the space broken up by intermittent landscaping that softens this operational area and provides connections to various amenity and breakout spaces throughout the site.

Featuring a glulam timber portal frame and timber mezzanine floor, the scheme adopts a sustainable approach with a reduced carbon footprint and will be targeting a BREEAM rating of 'Excellent' along with an EPC rating of ‘A’ as well as meeting Federated Hermes Design Innovation Standards.
